Instant Access Properties seeks to uphold the highest standards of professional conduct. Therefore, in selecting properties to offer to clients we will:
- Pre-vet properties to identify those that we believe are most suitable for medium to long term property investment. In practice this has historically resulted in us offering only 2 out of every 10 developments that we pre-vet
- Instruct an independent RICS (Royal Institute of Chartered Surveyors) agent (or equivalent overseas) to appraise the property and certify the open market value as part of our pre-vetting process
- Obtain written rental assessments from letting agents with local market knowledge to provide an estimate of future potential rental returns based on current market conditions
- Explain in detail the property purchase process
- Provide any purchasing client with a breakdown of the costs involved in making the investment, including our estimate of the primary fees and charges that the client will incur. This breakdown will include: the deposit required, estimated interest repayments on the loan, estimated mortgage brokers fees, estimated solicitors costs, and estimated rental based on current market conditions.
