Mr. Davies has been a Platinum Member with Instant Access Properties (IAP) since May 2003, and has a substantial property portfolio through IAP with properties in the US, UK and Spain.
In 2004 this client had a number of Dollar shares that were not performing and he was faced with two options. Either repatriate the funds into the UK or look for an alternative investment in the US.
In April 2004 Mr. Davies purchased a four bedroom single family dwelling home in Windsor Park, Florida. The purchase price was $237,000 which included $20,000 of extras that had been negotiated by IAP on behalf of the client.
This property included the pool heating and screens, all white goods and the cost of the plot of land. Usually when purchasing single dwelling homes in Florida you have to pay for the plot and the cost of build, however IAP negotiated the cost of the plot to be discounted.
Windsor Park completed at the end of 2004 and through Homestead Management, an IAP affiliate, he secured a 9-month rental guarantee for 3 years.
Since originally reserving his property in Windsor Park, the Florida property markets have experienced significant capital growth. Mr. Davies’ Windsor Park property was recently re-valued at approximately $345,000 allowing this client to refinance his investment and release $90,000 of equity which he chose to use to purchase a holiday home in the Turks and Cacaos Islands, Caribbean.
The current value of this property is estimated at over $345,000, giving this client a massive $108,000 profit or a return on investment of 183%
